Smooth and Fine-Textured Render

Smooth render is the most common exterior finish on post-war housing across Hampshire. It presents well when freshly painted, but over time it fades, stains, and picks up algae. Most rendered properties benefit from repainting every seven to ten years.

The standard process: pressure wash, treat biological growth, fill hairline cracks, prime repaired areas, and apply two coats of breathable masonry paint. On properties where the render was last painted more than a decade ago, a stabilising primer may be needed first.

Colour change is one of the most popular reasons for a render repaint. A house that has been white for twenty years can go to warm stone, soft grey, or charcoal — one of the most effective kerb appeal changes available without building work.

K-Rend and Polymer Render Systems

K-Rend and similar thin-coat polymer render systems are common on properties built or renovated from the 1990s onwards. These systems are typically factory-coloured in the mix and can be painted if the colour has faded or a change is wanted. K-Rend is increasingly common on newer properties in Chandler’s Ford, Harestock, and the Badger Farm developments.

Painting K-Rend requires a compatible masonry paint — not all products adhere reliably to polymer render, and using the wrong product risks early delamination. We use products specified as compatible with through-coloured render systems.

If the K-Rend is structurally sound and simply faded or stained, painting is a cost-effective refresh. If it is cracked, delaminating, or showing substrate moisture, repainting is not the right answer and we will say so.

Lime Render on Period Properties

We apply a mould treatment to affected areas before pressure washing. The treatment kills the growth and lifts it from the surface so it can be removed rather than just covered.

Filling Cracks Before Painting

Here’s How It Works

1. Surface Assessment

2. Pressure Washing

The full rendered area is washed to remove surface dirt, algae, and loose paint film. Mould treatment is applied where needed.

3. Crack Filling and Repairs

Hairline cracks are filled with flexible exterior filler and allowed to cure. Repaired areas are primed.

4. Masking

Windows, doors, sills, and any brickwork or other non-rendered surfaces are masked before painting begins.
